I am a licensed Nevada real estate broker. That is not the same as an agent. In Nevada a broker holds a separate license and answers for the work directly. Nobody signs off above me.

I look at the information for your property myself. If there is not enough there to give you a straight answer, I will say so instead of guessing.

How I am paid

You should know what I earn on each path before you pick one. Then you can weigh what I tell you against what it pays me.

• Stay and Improve. Nothing. I do not do the work and I take no cut from anyone who does.
• Improve and Sell. 2.5% of the sale price, agreed in writing before the house goes up.
• Sell As-Is, listed. The same 2.5%, agreed in writing.
• Sell As-Is, direct. You pay me nothing. The buyer pays me a fee. You should know that when you weigh what I tell you.

That fee is negotiable. It is not set by law and there is no standard rate in Nevada, whatever anyone tells you. What the buyer's agent is paid is a separate thing again, and it is also negotiable.

I am not going to tell you I have no reason to prefer one path. I earn more on some than others, and now you know which. What I will do is show you the numbers for all of them. Then I will say which one I would pick.

What I will not do

• Put a price on a house nobody has looked inside.
• Push the path that pays me the most.
• Chase you. If you say you are just looking, that is the end of it.
