Sell As-Is

You sell the house the way it is today. There are two ways to do that, and they pay differently.

Way one: list it on the open market

It goes up for sale as it stands. Buyers across the valley can see it on the MLS.

You pay about 6% in selling costs. It usually takes 45 to 90 days.

Way two: a direct offer

We bring you a buyer who buys the house as it is. Often no repairs and no showings. If the buyer pays cash, there is no loan to fall through.

You pay no commission, so more of the price stays with you. We are paid by the buyer instead. You should weigh what we tell you knowing that. The price itself starts lower. It usually closes in 10 to 21 days.

We are your broker, never the buyer

8X Homes does not buy your house. On a direct sale, our job is to find a buyer whose price and timing fit you. Then we argue your side. The offer comes from that buyer, not from us.

Which one pays more

Listing usually pays more. A direct sale is faster: about 10 to 21 days, against 45 to 90 listed. Which one wins depends on your house and on how much the waiting is worth to you.

We work out both numbers and show you both. You pick.

When it makes sense

  • You have a date you need to be out by.
  • There is a tenant in it.
  • You do not want to spend money on a house you are leaving.
  • The house is far from where you live now.
