Improve and Sell

Do a little work first, then put it on the market. This only wins if the work adds more than it cost.

What this is

Clean it. Paint it. Fix the small things. Get real photographs taken. Then list it.

This is not a remodel. We are not knocking out walls or redoing a kitchen.

What it costs

Between about $6,000 and $28,000, depending on the shape the house is in. These are 8X Homes planning figures by condition, not quotes. A move-in ready house sits at the low end. A house that needs real work sits at the high end.

Then about 6% in selling costs when it sells. That is 2.5% to us, 2.5% to the buyer's agent, and about 1% in closing costs.

How long it takes

About 10 weeks for the work. Then 45 to 90 days on the market.

What renovation did to price

We looked at 520 Las Vegas homes that were bought, fixed up and sold again. We compared each sale with plain sales of like homes in the same ZIP and months. Here is how much more, or less, each sold for per square foot:

+13.6%the top quarter

One in four sold for less than like homes that were not fixed up, even before the cost of the work. These were bigger jobs than light prep. That is why we will tell you when this path is the wrong one for your house.

When it makes sense

  • You have the cash to pay for the work up front.
  • You are not in a hurry.
  • The house has one or two clear problems, not twenty small ones.
